This house was a diamond in the rough. You can see from the exterior photos, an incredible transformation took place here.
Dwell Home Staging had completed major interior renovations on this home four years before it was put up for sale, but a renter had been occupying the property in the meantime. Soon after the house went on the market, a prospective buyer visited the home and reported back to us that the exterior of the home was in a state of distress. We knew we needed to intervene.
The windows had been replaced a few months prior to our arrival, so we focused on completing the final touches that would restore this property to its original grace. We repainted the exterior of the home, added copper accents to highlight the new railing, refreshed the flowerbeds, replaced the house numbers and added new flowerpots.
The final product presented a much more pulled-together, custom-looking home with all of the right accents, adding considerable value to its curb appeal and overall sale-ability.
This project sought to capitalize on the home’s best feature — a row of French doors that opened up onto an expansive deck overlooking a fantastic city/Wasatch Mountain view.
The old iron patio was original to this 1950's home, but the concrete patio surface had eroded, causing water to pool on the patio. With an investment in a new railing and a new concrete-coated surface, we helped the owners turn their home’s potential pitfall into its showpiece. When visitors arrived to view the property, we couldn’t get them to move on from the patio to see the rest of the house.
This home sold at its first open house, with multiple offers for full asking price.
This home had great charm and potential, but the kitchen was lacking the style and updates buyers in this market were looking for.
Dwell Home Staging refinished the existing high-quality cabinets with a crisp, clean shade of ivory. Then, we opened up the kitchen to the adjoining dining room to capitalize on the light coming in from the large bay window. Finally, we updated the kitchen with stainless steel appliances and stylish new hardware for the cabinets, we replaced the sink and all of the fixtures, and we installed beautiful new granite countertops.
Although this kitchen remodel was a much more substantial investment than the average restaging, the return on the investment was well over the average of 80-90% of the cost. This renovation generated a 150% return — it’s truly a masterpiece!
