In the event that you choose to do the staging yourself, a Dwell Home Stager will conduct an analysis of your home and present a Dwell Style Guide™ outlining features that should be enhanced, curb appeal recommendations, a room-by-room task list of the items that need to be completed, recommended paint colors, neutralizing techniques, as well as ideas for simple updates and repairs.
Leave your buyers with a positive and lasting first impression. Dwell Home Staging will coordinate updates, upgrades and repairs using our complete list of licensed America Home Today contractors. From painting to flooring, our proven techniques with color, fixtures and space planning can bring you the greatest return on your investment. Licensed contractors will bill separately for services rendered. An estimate of the cost and amount of time required for completion will be presented at the consultation.
In addition, we will provide you with cost estimates for each of the recommendations, as well as a list of our preferred America Home Today contractors. We will also give you information that will help you prepare for open houses and Realtor showings. Fees for this service range between $300 - $400.
After the initial consultation, Dwell Home Staging can implement the recommended changes over a one- to two-day period. Full-service staging is the most comprehensive way to prepare your house for the real estate market.
For vacant homes, the estimate of costs will include cleaning, rental furniture, accessories and the staging fee. A Dwell Home Stager will coordinate and be present for all procurement, delivery and placement of furniture and accessories. A photo disc will be provided to you at the completion of work.
For inhabited homes, the estimate of costs will include cleaning, packing and placement of all items within the home at a rate of $45/hr. If it is suggested that items be added, a separate estimate of costs for rental furniture and accessories will be presented and agreed upon before the execution of the design plan begins.
If you are looking to re-design your living space using existing belongings that will give you an updated, improved utilization of space, or just a fresh take on your old items, we can do that too. Dwell Home Staging will create a room-by-room design plan based on an extensive dialogue with the homeowner, making the function of each room a top priority. Project fee will be $100 per room.
